✅ Phase 1: Pre-Slab/Foundation Inspection

When: Before the concrete slab is poured
Purpose: Evaluate the foundation structure before it becomes permanent.

We inspect:

• Site preparation and grading

• Formwork, rebar, post-tension cables

• Plumbing and electrical rough-ins below slab

• Vapor barriers and moisture controls

Why it matters: Foundation issues are expensive to fix later. This inspection verifies that the home’s base is properly prepared to support the structure.

✅ Phase 2: Pre-Drywall/Framing Inspection

When: After the home is framed and major systems are roughed in, but before insulation and drywall are installed.

We inspect:

• Framing, wall alignment, and structural connections

• Roof structure and truss systems

• Window and door installation

• Plumbing, HVAC, and electrical rough-ins

• Fire-blocking, penetrations, and sheathing

Why it matters: This phase allows us to catch wiring, framing, or plumbing mistakes that will be hidden once walls are closed.

✅ Phase 3: Final Inspection (Pre-Closing Walkthrough)

When: When construction is complete but before your final walkthrough or closing.

We inspect:

• All major systems: electrical, HVAC, plumbing

• Roofing, siding, grading, and drainage

• Interior finishes, doors, windows, flooring, and fixtures

• Attic access, insulation, safety components, and more

• Operation of lights, appliances, GFCIs, smoke detectors, etc.

Why it matters: This final review helps ensure everything is functioning properly, looks professional, and meets your expectations before you sign off with the builder.
